I just wanted to let you know how much I.R.E.S. has begun to impact my business within the last couple of weeks. For the last couple of years, I have been trying to break into the Luxury Home market targeting properties from $600K+ and have had quite a challenging time achieving it. There are several agents in my market share who are with either Ebby, Keller Williams or Coldwell Banker who dominate this market throughout, and I have lost out several listings trying to compete with them. The reason being RE/MAX did not have a presence in these high end neighborhoods. We were perceived as the "middle and lower end" sectors of Realtors. When I met you and Olivier several years ago, I thought your program was probably the missing link that I needed. Unfortunately, you were with a different company and I didn't really understand the whole facet of it nor had the time to take the training course to truly understand the whole process. Now that you've become part of RE/MAX and after going through the training materials you sent me together with Olivier's smashing presentation, I have been able to secure 2 high end listings, one for $965,000 and the other for $799,000 in less than 2 weeks. Those are listings that expired with the other 2 well-known agents in this market and the owners were looking for a different and unique approach, and I was able to show them that I, now belong to the prestigious I.R.E.S. and can market their properties internationally thus, bringing more clients from all over the world to them. The sellers were very excited and loved the concept and gave me the listing on the spot. They also loved the beautiful Castles and Estates magazine and looked forward to seeing their gorgeous home advertised in it. I also have big plans to expand my international listing inventory and plan to take on developers and builders, and be able to co-promote their projects in different parts of the U.S. and the world in the near future. Olivier, I just want to thank you for opening up my mind and my eyes to the potential of being a “GLOBAL” real estate agent, as you discussed in this morning’s meeting in Nashville. I went on my listing appointment and after discussing the sale of the homeowners current house, and in how I can help them buy their next house, I quickly told them about my potential for global real estate sales. Within a minute they started to tell me about a piece of land they own in Paris, Tennessee on a lake that they may want me to sell that is valued at $250,000 (vacant land only). If I get the listing to sell their current house, help them buy a house of equal value, and sell the land, I have about $35,000 in commissions coming from one client that I just talked to one phone yesterday and met with today for a couple hours. I will let you know how it develops, but I think being a member of I.R.E.S. is already paying off and I have not even started yet! I look forward to getting the info to get started. Can’t wait! Thank you so much for your training session which I attended in Carmel. Your depth of experience was a great contribution. I have been able to develop my relations with a private real estate firm in the Los Cabos area of Mexico and have many properties that I can represent. The problem I have is marketing these properties....finding interested buyers in the population at large. So far, I have targeted selected well-off private school parents that I know, country clubs, those who attend my seminars on how to buy property in Mexico. I really enjoyed your presentation and learning about IRES. I wish I had known of it sooner.
Most all of my clients are from out of the country such as West Africa, South Africa, France, Germany, Canada and Malaysia.
They all buy second, third and fourth homes, Thank God! As it has got me thru this market. I once had an island to sell a few years ago in Florida but my agencies at the time did not know how to handle it.
I agree on the all cash buyers as I have not done a loan in over 2 years. They pay in all cash.
I am also from Texas, Houston ,Austin, Lubbock mainly and I have a tremendous base of friends,familiy and coworkers in and out of Keller Williams that sell real estate, Commercial and Residential and or own properties which could be beneficial.
I am in a pinch at the moment on financials being in between escrows or I would have signed up today. I look forward to joining up soon.

Your passion and sincerity convinced me that the ILS was an opportunity that must be pursued. After signing-up with the ILS, I knew that I had tapped into something which would change my life. I just didn't know how or by how much. I did know, however, that it would be a positive and enjoyable journey. I also wanted to emulate YOU, your energy, your passion and your presence (I shared that with you when you were here). And I wanted to duplicate you and your mothers' success.
Below is how I came to meet the 300+ Builders/Developers (BD's).
After joining the ILS, I shared the concept and purpose of the ILS with our In-House-Lender, David Stapleton with Metro Cities Mortgage.
One month later, David asked me if I would share more about the ILS with his friend/Mortgage Broker, Greg Huber in Corona California. In previous conversations, David had shared with Greg just enough information about the ILS to peak his interest. Greg is a REALTOR and Mortgage Lender with Vince Ferragamo-Touch Down Real Estate in Corona CA. Vince Ferragamo was the LA Rams Quarterback in Super Bowl XIV.
Greg is good friends with Danny Diaz. Mr. Diaz owns Time Square Reprographics, Inc. His business is the ONLY avenue for BD's to use when filing for permits and blueprints to start construction in the County of Riverside California.
David Stapleton received several calls from Greg Huber requesting a time for us to meet. I told David to hold them off until I had received the BD's teleconference training on 11/01/2006. After the teleconference, I contacted David to let him know that I was prepared and confident in my ability to share the ILS World Wide Marketing Concept and Benefit with Greg Huber and Danny Diaz.
When we met, the first words out of my mouth were. I'm here to help you get what you want. I know that when my focus is on your needs, my needs will be met.
I started by sharing Audree’s challenges of marketing her listings and having to spend $40,000 to do so in conventional Luxury Magazines. How she started Castles & Estates Magazine and where they are distributed. Five Star Hotels and resorts...
I shared the story of Mike Brodie and his client. How his client demanded that he be the listing agent in Colorado even though he didn't have a license to sell real estate in that state. How Olivier shared the concept of the ILS with Mr. Brodie and he was able to list his client’s property and share the commission 50/50 with the local agent in CO. Mr. Brodie will now have the ability to represent his client in the future when they decide to sell, again sharing the listing commission 50/50.
I went on to explain the MPA position and the benefits to the BD's of that position. I shared the Promoting Agents position and how that benefits the BD's.
I was able to show how there were no up front cost associated with allowing us to market to the world.
I was able to show how we would be able to work with BD's who already have an in house real estate company and the commission structure when there is.
They currently have a developer who wants to buy a coffee field in Maui to start developing. I walked them through step by step on how we would first find a current ILS member in Maui and if we didn't have one there, we would approach a non ILS member or find an outside agent and introduce them to the ILS .
I may have missed a couple of key points, however, this is a fairly clear example of how my meeting went.
We left the meeting with an agreement to move forward.
Dave Stapleton received a call from Greg Huber requesting that he speak directly with Audree or Olivier to confirm all that I shared with them yesterday.

After listening to our presentation in Dallas, Texas, Carol Blair approached us to tell us that she was going to the Cayman Islands for vacation and wanted to know what to do to work with developers in the Caymans. We gave her scripts to use and Carol came back with a worldwide exclusivity listing agreement on a development of 40 villas starting at $1.9 million, 23 condos starting at $1.8 million and another 33 condos starting at $750,000!

I have an interesting story to tell you about how I am using the ILS.
Last week the NAR and A.M.P.I (National Association of Realtors of Mexico), signed a cooperation agreement to standardize commercial practices between both countries and facilitate the globalization of the Real Estate industry. The event was with the President of Mexico Vicente Fox, the President of AMPI, the NAR president and the CIPS, CCIM, leaders like Steve Price, etc. Besides that, the Top producers agents in Mexico, The biggest developers in that country and real estate agents from all over US.
I was the only one representing the INTERNATIONAL LUXURY SOCIETY and even the president of AMPI was amazed with the concept. I'm in the process to send the international exclusive listing agreements to about 10 developers in different areas in Mexico. Specially ex-pats communities like San Miguel de Allende, Cancun, Baja California and other projects in the "Escalera Nautica."
Mexico is doing a great effort to attract Canadian an American Investors. The ILS (I. R. E. S.) Concept generate for me a lot more interest and leads than the CIPS, TRC, International MBA, etc., that I was using to attract business.
